Dutchess County is facing an acute housing crisis as rents and home prices rise far faster than local wages. Between 2020 and 2025, the county’s Area Median Income increased by just over 20%, while home prices rose by more than 50% over the same period—pushing homeownership out of reach for many residents. Median home prices climbed from approximately $330,000 in 2020 to more than $500,000 by 2025.
These pressures fall hardest on essential workers—nurses, teachers, first responders, and service professionals—who form the backbone of our communities but are increasingly priced out of them.
In response, Habitat for Humanity of Dutchess County is creating stable, affordable housing. We are also helping vulnerable residents age safely in their homes through critical home repairs and accessibility modifications. Through our Homebuying University, an intensive education series open to all residents, we are expanding access to equitable pathways to homeownership in a tightening market.
Since 1996, Habitat Dutchess has served more than 500 families. In the next 12–24 months, we will:
- Build 7 new affordable homes for income‑qualified Dutchess families
- Complete 60+ critical home repairs across Dutchess and Putnam counties
- Support ~200 households through our Homebuying University

Did you know?
We are always seeking vacant property or home donations and purchase opportunities. We have had properties donated or sold to our organization at a discount by owners seeking to support the Habitat mission of providing safe, decent, and affordable housing in our area. Properties donated or sold at a discount to our 501(c)3 non-profit organization may be eligible for a tax deduction. (Consult your tax professional for guidance.)
Want to increase your impact?
Many employers will match tax-deductible charitable contributions made by their employees, retirees and employees’ spouses, and some companies provide matching funds to support employee volunteer hours. FAQs
Does Habitat give away houses?
No. If applicants meet eligibility requirements and successfully complete our program, then they are eligible to purchase a home at a subsidized price.
How are Habitat homes funded?
Habitat homes are funded through donations, grants, corporate sponsorships, volunteer labor, and proceeds from Habitat ReStores. Homebuyers then purchase their homes with an affordable mortgage, and the proceeds of the sale fund future builds.
Can I volunteer even if I don’t have construction experience?
Absolutely! No experience is needed—just a willingness to learn and lend a hand. We provide all training, tools, and supervision on site. There are also volunteer opportunities in our ReStore, office, and at events.
